The 2022 Cost vs. Value Report includes average costs of remodeling type and grade, recorded on actual projects in your zip code or city. All averages listed are based on a 200-square-foot kitchen; hence your project estimate may differ in cost depending on its size.


Costs may also vary if you incorporate additional features outside the standard remodel. For instance, if your home is older, it may require more updates. Lastly, your material choices may cause an increase in costs as well. 


We’ve included the cost ranges for different areas outside of the Twin Cities to understand better how prices can also fluctuate based on location. In addition, the current averages for New Richmond, Stillwater, Lake Elmo, and Hudson are included here. 

Minor Midrange Kitchen Remodel

The minor midrange kitchen remodel will take your 200-square-foot kitchen and include cosmetic changes rather than structural ones. The box of the 30 feet of cabinetry will remain, while the doors and drawer fronts will be modernized to a shaker style with newly added hardware. Additionally, you can expect newly updated laminate countertops, a new mid-priced sink, and contemporary fixtures. You can also expect new flooring and fresh paint!


The finishes in this level of remodeling are not likely to wow you or bring about major transformation. This level is equal to updating your rental units but not necessarily your main home. Here are the averages you can expect in popular Twin Cities areas: :

Major Midrange Kitchen Remodel 

A major midrange kitchen remodeling entails similar material choices as the remodel discussed above but with a heavier focus on other details and significant feature changes. While your 200-square-foot kitchen design will remain, the cabinets will be replaced with all-new semi-custom wood cabinets. This level of remodeling will also include a new kitchen island, updated laminate countertops, a stainless steel sink, and new flooring.

In a major kitchen remodel, expect new energy-efficient appliances and custom lighting.
The finishes in this type of remodeling are also not astonishing, but by choosing a higher grade of countertops, like quartz, or opting for a porcelain sink, your midrange kitchen remodel will have more features that homebuyers have come to expect in a modern home. So if you aren’t planning to put your home on the market anytime soon, you’ll have a more stylish kitchen to enjoy.

Major Upscale Kitchen Remodel

Your major upscale kitchen remodeling includes replacing 30 feet of cabinetry with high-quality cabinets and custom storage features, like slide-out shelving. Also included in this upgraded remodel are natural stone countertops, ceramic tile backsplash, and select built-in energy-efficient high-end appliances. In addition, the fixtures, lighting, and flooring will be high-grade selections, such as luxury vinyl flooring.

Finally, your remodeling includes a new kitchen island with the same high-quality finishes as the parameter cabinets.

What Is a Realistic Budget for a Kitchen Remodel?

You may be wondering how much you should budget for your kitchen remodel. It’s suggested that this amount be based on your home’s value. According to experts, you should set a budget that is between 5% and 15% of your home’s value. Less than 5% and more than 15% could cause a loss in your home’s value or investment. 

Less than 5% and you could devalue your home. This is because if you’re spending less than 5%, you’re likely choosing finishes and appliances that don’t align with the grade of finishes and amenities in other parts of your home. By comparison, your kitchen will appear to need updates still. 

If you spend more than 15%, you could lose on your investment. This is because your chosen finishes and features must also be aligned with the rest of your home. It may even call attention to the updates needed elsewhere.
